Our pricing system makes it easy to calculate your costs. The cost of a commercial application includes an advance set-up fee for the upload of documentation required to process the loan, maintenance of information, securing your credit report, and creating the electronic interface with selected lenders so they can generate an acceptance (or denial) and further define the conditions of approval or request additional information.

The application fee assumes the borrower has all the required information and does not include the creation of a business plan, executive summary, land use or project feasibility study, or financial analysis that either the borrower or lender may require. All lenders require “third party fees” such as but not limited to payment in advance for an appraisal, survey, independent property inspections, Phase One Environmental, and legal. Closing expenses such as but not limited to escrow charges, title insurance, recording fees, tax and flood certificates, courier, document preparation, processing, administrative fees, tax and interest pro-rations, insurance and other prepaid items will be charged at closing. Commercial Funding Partners, LLC. charges a Broker Fee at closing in accordance with a Broker Fee Agreement signed in advance by the borrower. Lenders may charge additional origination and/or Application Fee but such charge is disclosed in advance of closing a loan.
